The project site along Parramatta River was subject to an invited design competition.

The site is challenging due to its steep slope towards the river. Consideration also needed to be paid to the one storey heritage building on Phillip Street. OAA’s design is a bold architectural statement that celebrates and acknowledges its riverfront setting.

The building is an iconic building, appropriate to its prominent site. Balconies for the upper residential levels are articulated, with the corner balconies ‘flipped’ on alternate levels. This creates double-height outdoor spaces that are distinctly visible from both Phillip Street and the river.

The building also functions as a gateway to the river. The building has strong horizontal elements that project over the set back ground level lobby and car park entry. This not only allows continuous landscaping at the level of the footpath but also opens up views towards the river. The proportions are also sensitive to the heritage building adjacent and  to the street.

A major consideration for our design was its economic feasibility. Most of the floors are efficiently planned with four apartments each, whilst the top two floors are reserved for more generous penthouses. Structure, services  and wet areas are vertically aligned, and the palette of materials used is restrained, with facade articulation achieved mainly with the projecting apartment balconies.
