PENRITH BUILDING & LANDSCAPE DESIGN GUIDELINES
ERKINE PARK REINVESTMENT PROJECT
The property section of Penrith City Council commissioned design guidelines to guide the residential redevelopment on a number of council owned sites across five locations in Erskine Park. Council’s goal is for new housing to set a precedent for future housing within the suburb.
OLSSON Architecture & Urban Projects were engaged to develop planning and built form guidelines for each site. The process began by undertaking a detailed local character study of the suburb to identify key elements which should retained and enhanced in the future developments. The outcomes from the study were used to inform the new guidelines. These include building envelopes, detailed architectural character controls, materials and colours, detailed soft and hard landscaping control.
To ensure the outcomes will be compatible with the existing character, each site received bespoke development controls. This was critical on the sites identified as appropriate for dual occupancies, where the increase in density can contrast strongly in areas where detached housing is the predominant typology.
Council will include the design guidelines as part of the Contract of Sale for each lot. This forward thinking measure will protect the investment being made in the suburb, and ensure that the future built outcomes will compliment and enhance the existing character of Erskine Park.
