The site is located at the intersection of Punchbowl Road and Water Street, which has the potential to become a prominent visual landmark as a gateway to Strathfield. The proposal aims to transform Punchbowl Road into a more urban environment by reactivating the street by providing ground floor retail and commercial uses. OLSSON worked extensively with JILA to create a new landscaped urban boulevard.

The design is a L-shaped building with each street frontage having a different architectural character responding to environmental and urban design characteristics of the street. The seven storey building forms the gateway on the corner of the site. Moving away from the corner, building height steps down to respond to the smaller scale of the site and to the topography of the area. 

The design provides the best aspect and amenity for the future residents, both within the 80 apartments and in the communal open space, whilst minimising any impact on the adjacent properties. This balance between minimising impact and maximising comfort, views and space underlies the proposal and all the different elements, from the siting of the buildings to the apartment layouts and the communal open space.
